For several years, Dennis residents rejected a proposed smart growth zoning by-law to increase the height of buildings in downtown Dennisport from 1 to 3 stories. Potential height, setback and density options were tested in 3D models to determine appropriate guidelines.

Photo-realistic visualizations and shadow studies were created utilizing a 3D digital model to help the community understand alternative density and design guideline options. The new village zoning by-law allowing 3 stories was overwhelmingly passed at town meeting; a great victory for compact, environmentally sensitive development. The project paved the way for other Cape towns to follow suit with new smart growth, form based zoning laws.
